The Background
We represented the seller on the sale of a single-tenant 7-Eleven net lease at 20 W Broad Street in Bridgeton, New Jersey. Amanda Gordon handled the seller side and Chinho Park represented the buyer. The wrinkle: the buyer was out of the country and could not come see the property or the area around it in person.
The Problem We Had to Solve
It is hard to commit capital to a property you have never stood in front of. For an overseas buyer, the distance is not just inconvenient, it is a real obstacle to getting comfortable enough to close. The buyer needed a clear, honest picture of the 7-Eleven and the market around it, and there was no practical way for them to get it on their own.
What We Did
Amanda made the trip for them. She drove a 330-mile roundtrip, 8 hours on the road, to document the property and the neighborhood in person. She photographed and filmed the building, the parking, the access points, the surrounding streets, and the neighboring commercial properties. Then she went further and walked the broader Bridgeton market, capturing the downtown district, nearby retail, the residential areas, the main transportation routes, and local amenities. The buyer got a complete look at both the asset and the community that supports it, the same look they would have had standing there themselves.
How It Closed
With a firsthand record of the property and the market in hand, the buyer had the confidence and the transparency to move forward, and the transaction closed. Amanda and Chinho worked the two sides together and made sure both clients were represented at the level the deal demanded.
