The long-term lease made for clean, simple underwriting and removed the lease-term friction that complicates so many QSR deals.

The Burger King closed at $1,666,666 at a 6.0% cap rate with no retrades, no timeline disruptions, and no surprises. The seller completed their 1031 exchange, deferred capital gains, and redeployed proceeds on schedule. The buyer added a long-term, stabilized Burger King in upstate New York to their QSR portfolio.
