The Background

We represented both sides on the $2,100,000 sale of a single-tenant Burger King net lease in the Rochester, New York MSA, at a 6.9% cap rate. Chris Madlon represented the seller, a private owner who wanted to prune a non-core asset from their portfolio, and Erick Vaysman represented the buyer. The seller’s ask was simple: a clean sale at a strong price, on a defined timeline, without the drag of a long marketing process.

What the Seller Needed

When a seller wants speed and certainty, a wide-open national campaign works against them. It takes time, invites retrades, and puts execution in the hands of buyers nobody has vetted. We needed a buyer we already trusted to close, at a price the seller would be happy with, without testing the market for months to find out.

What We Did

Rather than launching a broad campaign, we went straight to our existing buyer network. A Texas-based investor we had already closed a deal with was actively looking for more QSR net lease exposure in the Northeast. Because we knew the buyer, there was no discovery period and no guessing about motivation, financial strength, or ability to perform. Both sides moved with confidence from the first conversation.

How It Closed

The Burger King closed at $2,100,000 at a 6.9% cap rate with no retrades and no surprises. The seller pruned the non-core asset and redeployed capital on their own timeline. The buyer added a stabilized Burger King in a proven market to their QSR holdings.

The Silber Difference

The hardest part of most deals is finding the right buyer and trusting they will actually close. When that relationship already exists, execution becomes the easy part. We have spent years building a buyer network deep enough that the right opportunity often meets the right capital before a property ever reaches the open market.
