The Background

We represented the buyer on the $565,000 sale of a fee simple, single-tenant Pizza Hut net lease in Russellville, Alabama. Erick Vaysman worked the buyer side and Cole Silber represented the seller. The deal gave the seller a clean retirement exit, and it marked the very first net lease acquisition for a New York-based buyer who was deliberately moving out of multifamily.

Why It Was Tricky

The buyer brought strong multifamily experience and real capital, but no prior exposure to NNN real estate, its lease structures, or its diligence process. First-time net lease buyers need more hands-on guidance, and questions that are routine for a seasoned investor can stall momentum if they are not answered well. The seller, on the other side, needed a clean and predictable path to closing, not a deal that dragged while a new buyer found his footing.

What We Did

We played this one as much advisor as broker. We walked the buyer through NNN lease structures, fee simple ownership, rent schedules, and what to expect at each stage of diligence, without overcomplicating any of it. Pizza Hut was the right entry point: a recognizable national brand, a straightforward lease, and an accessible price. We managed diligence proactively and kept the buyer informed at every step so nothing landed as a surprise.

How It Closed

The Pizza Hut closed at $565,000 without complication. The seller got the clean retirement exit they wanted, on their timeline. The buyer completed his first NNN acquisition and added a stabilized, passive income stream to a portfolio that had been all multifamily.

The Silber Difference

The right buyer is not always the most experienced one. Sometimes it is the one who needs the right guidance to cross the finish line with confidence. We are willing to do that work, and it is how first-time net lease buyers become repeat clients.
